    After the Olympics

    The 2014 Olympics have changed approaches to the design and construction of sports facilities in our country. Pavel Golovin, Chief Project Engineer of the Metropolis Company, told CRE.ru what is expected today from such structures and what projects are in demand and can be implemented in the coming years. To host international level competitions, Russian design and construction companies had to master the standards of international sports organizations. For this purpose, foreign consultants were invited to many projects at the initial stages. This gave a great impetus to the development of innovative solutions in design and construction in our country.

    And now, in newly launched projects, customers are trying to navigate and apply technical and technological solutions that correspond to the level of facilities implemented for the Olympics and the World Cup.


    For instance, when designing the Rhythmic Gymnastics Center of Irina Viner-Usmanova in Luzhniki, it was taken into account that the arena should accommodate 4 thousand spectators. Among these, about 3,000 seats are stationary reinforced concrete stands, and about 1,000 more will be located on the so-called "blichers", which will be put forward additionally if necessary. For VIP viewers, 80 seats have been created in the so-called sky boxes, which provide both individual seats and places where you can eat and watch performances on the screens. There are also special places for the press, a modern press center and press conference rooms.


    It should be noted that with the state expertise of sports facilities, already tested technical complex and expensive solutions are more quickly approved by experts, even at facilities financed from the city budget.



    Budget sports

    The Olympics affected not only the quality of applied technical solutions. The holding of international competitions gave an additional incentive to increase the number of sports facilities built at the expense of city funding. Moreover, their specialization is often chosen keeping in mind the most successful sports that have shown themselves in competitions. It can be said that the successes of our athletes give an additional incentive in the construction and modernization of sports facilities.


    Besides, in the process of designing objects with city financing, special attention began to be paid to the architecture of the building. If earlier most of the city's sports facilities were typical and unremarkable, now architects are trying to make each of their projects individual and memorable, which causes additional interest from ordinary visitors. The requirements for engineering and technological equipment have also increased.



    Public and private

    In general, approaches to the construction of sports facilities differ significantly depending on the source of funding. In most cases, narrow-profile sports facilities (health and fitness complexes) are designed with budget financing. Construction is aimed at the implementation of a specific sports area. In rare cases, multifunctional complexes with several sports areas are built.


    For example, the indoor skating rink of Moskomsport. The complex is intended for training sessions in hockey and competitions at the regional level. Acting as the general designer at the facility, the Metropolis company also acted as the author of architectural solutions. In 2017, the project became a finalist in the BIM technology competition organized by the Russian Ministry of Construction.


    The area of facilities under construction is usually approximately 6,000 - 11,000 sq. m., but sometimes it reaches up to 20,000 sq. m. The customer's costs for the implementation of projects is on average 75,000 - 125,000 rubles. per sq. m. At the same time, the design accounts for an average of 2-5% of the cost of the object.


    When realizing objects with private financing, the further commercial attractiveness of the object plays an important role. On this basis, if possible, different sports directions are chosen, often technologically opposite - for example, a swimming pool with a skating rink. And also an entertainment component is added, which occupies part of the area of ​​the object or allows you to transform the main premises of the complex for temporary use, for example, for concerts.


    The areas of such complexes already range from 25,000 sq. m to 50,000 sq. m or more. The customer's costs per square meter are also increasing due to the technological provision of the facility with additional equipment, such as multimedia systems, as well as interior design solutions using expensive finishing materials. The cost of construction of such facilities starts from 200,000 - 240,000 rubles. per sq. m. At the same time, the design costs fluctuate within 2-3% of the total investment in the project.



    What next?

    Given the facilities built for the Olympics and the World Cup, it is not worth expecting the construction of new large-scale sports facilities in the near future.


    On the built structures we can expect the launch of projects to equip them with additional functions that increase the attractiveness for visitors. An example is the arrangement of territories and park areas around sports facilities in Luzhniki.


    At the same time, within the framework of the city budget policy, local projects for the construction of sports facilities continue to be actively launched and implemented. This trend should continue in the next few years.
