    Oleg Baranov, Deputy General Director of Metropolis, commented to Kommersant on the specifics of designing healthcare facilities, on the differences in the implementation of such projects for the needs of the state order and a private customer, as well as on the cost of building healthcare facilities in Moscow.


    - Design and construction of healthcare facilities: what are the features of these types of work? How much more complex are they compared to residential buildings and offices?


    When designing healthcare facilities, first of all, it is necessary to comply with the standards of accessibility for visitors and sanitary and hygienic requirements. Design solutions directly depend on the type of services that a medical institution plans to provide. In addition to membership in an SRO, a design organization must have highly qualified specialists with experience in working with medical facilities on its staff. The design and construction of healthcare facilities differs from the construction of other buildings, especially residential ones, because in the technological part of the project, there must be a clear understanding of the functional purpose of each room, as well as the relationship between them. The design of these objects provides for the presence of a large number of utilities both inside the building and on the territory of the site.



    - Implementation of such projects for the needs of the state order: are there any differences from a private customer? 


    Unlike a private customer, for the implementation of healthcare facilities for the needs of a government order, as a rule, it is required to obtain a bank guarantee to secure the application and / or to execute the contract, in connection with which the company incurs additional costs. Since, in a state order, a project, as a rule, involves several parties interested in the final result, the coordination of any changes in the project documentation requires much more time and resources than a private customer.



    - International experience in the design and construction of healthcare facilities. Is the quality of implementation of such projects in Russia comparable to that in Europe?


    Many standards and norms of treatment that were relevant 10-20 years ago are already outdated today. All these changes are enshrined in legislation in regulatory documents. Taking into account international experience, incl. European, the design of medical institutions today is carried out with a modern approach, that is, taking into account the maximum care for patients, employees, visitors. It is safe to say that modern projects of medical facilities in Russia meet the advanced requirements for the safety, comfort and efficiency of a medical institution.



    - Estimate for the design and construction of healthcare facilities: what is the average budget and which of the works have the maximum amount of funds?


    Based on our experience, the average cost of building a health care facility in Moscow, carried out according to an individual project, excluding the cost of technological equipment, ranges from 130 to 160 thousand rubles / m2. At the same time, the cost of technological equipment can make up a significant part of the construction cost and reach up to 60% of the total estimated cost of the object.



    - Application of BIM technologies in the design of healthcare facilities. How much help in project implementation?


    Health care facilities designed by Metropolis specialists are complex and unique facilities, the design of which, in our opinion, should be based on the latest innovative BIM technologies. Using BIM at the design stage, we develop an information model (digital twin of a building) that can exist throughout the entire life cycle, while the information can be changed and supplemented, reflecting the current state of the building.


    The use of these technologies makes it possible to improve the quality of project documentation, increase labor productivity, especially if it is necessary to correct project documentation, speed up the process of agreeing on technical solutions, since the information model gives a visual representation of the entire project and allows you to quickly make decisions about the possibility of changing architectural, design and engineering solutions.
