    The complex of apart-residences Balchug Residence is located in Zamoskvorechye on an island between the Moskva River and the Vodootvodny Canal, in the zone of strict building regulation in Moscow.


    The main idea when choosing an architectural and planning solution was the connection of the design object with the already established urban development. This can be seen in the location of the buildings that continue the development line.

    The complex consists of three buildings with apartments with a height of 4, 5 and 7 floors, a 5-storey administrative building, as well as a 2-storey office building with a built-in RTP. The administrative building, located along the Bolshoy Ustyinsky Bridge, protects the apartments from city noise and creates a calm living environment.


    The inner space of the complex is separated from the surrounding streets by a fence with a gate equipped with access control.



    Each apartment building has a separate entrance with a visitor lobby, which houses receptions, waiting areas and lifts serving the residential floors and an underground car park.


    On the ground floor of the complex there will be office and administrative premises, as well as a cafe.


    The design features of the complex on Sadovnicheskaya were associated with its location. The close proximity of the Moskva River led to the assignment of the III (difficult) geotechnical category to the construction site.


    To provide a reliable waterproof coating, the latest materials and technologies used in the organization of waterproofing work were used. In the project, non-standard design techniques were applied, for example, the use of concrete-coated steel welded I-beams for the columns.
