One of such solutions is the installation of a winter garden in the building, which, in case of correct design and provision of climatic parameters, allows many species of plants and even trees to be green all year round. Such gardens, due to their relaxing and beneficial chemical properties, are highly valued by consumers and are a worthy argument up the sleeve of developers to justify the price.

    Another luxury solution is your own home cinema. Not just a TV with many functions, but a separate room in apartment, equipped as a cinema, with a certain acoustic design and special sound insulation. An individual design project for a home theater will cost 200,000 - 500,000 rubles. Acoustic preparation of the room costs about 500,000 - 2,000,000 rubles. Finishing and equipment can reach up to 20-30 million rubles. As we can see, home theaters are a costly and not a typical solution, so they are a separate option when buying a home and can become a special icing on an individually made cake. The best that a developer can offer for a consumer from the premium segment is an exclusive design solution. For example, the arrangement of a general entertainment complex in the building, consisting of a pool with a lifting structure, which, at the touch of a button, is transformed from a pool into a dance floor or an entertainment area in a minute. This design solution allows you to create a space with a smooth transformation of the functions of the pool while saving space, perfectly combining technology with functionality and beauty. Or itcan be an arrangement of your own mini-sauna in the apartment: taking into account a pre-planned design solution and providing individual parameters for electricity, ventilation, water supply and sanitation, as well as special finishes, such a solution has become possible and a very striking advantage of any developer.


    Of course, not only the interior is important for the consumer, but also the exterior. Any developer during the construction of new complexes tries to equip the territory of the site with green spaces and make his own mini-park. In order to stand out from the crowd, developers resort to the advice of landscape agencies, which, in turn, develop exclusive solutions for a specific object. An example of such solutions: "weeping" walls that serve as an artificial waterfall, or the entrance to the complex with an "island" in the form of a fountain, which serves as a roundabout for cars, as shown in Hollywood movies. Just one such "island", in the language of a hotel, will add at least one star to the residential complex and will serve as one of the arguments for the high cost of real estate. When developing innovative solutions, Russian developers often use the experience of foreign colleagues. Thus, in some residential complexes their own weather stations have already appeared, adapting the operation of microclimate systems to weather changes, as well as state-of-the-art air purification and filtration systems, electric vehicle charging stations and a biometric vehicle access system. The most interesting solution is “flexible layouts”, which are gaining popularity in Germany and England: partitions in the house, thanks to winches and rails, can change their position and allow residents to make their own zoning. From the point of view of engineering systems, exclusive solutions are also provided. So, for example, at one of the recent objects of premium class apart-complexes, our company implemented a solution to provide each apartment with a separate ventilation system. It means each apartment has its own separate ventilation unit, and not a common system for the house, as is usually done. Also, the introduction of automation systems is gaining more and more popularity, first of all, the smart home system, which allows consumers to control the technical and climatic components of their apartment using portable devices. The area of ​​development of this system practically knows no boundaries: one of the most striking examples of the operation of such a system is the synchronization of the system’s control panel with a special ring on the hand, which allows you to turn on the TV and light literally with a wave of your hand.


    One of the main rules, as most developers admit, is not to spare budget money for consultations of specialized design and architectural agencies before construction, because innovative solutions developed and tailored individually can become one of the main advantages of the object on the market. No matter how trite it may sound, but consumers of the premium segment notice not solid walls and high ceilings, but innovative and exclusive design solutions.
